CAMA seeks developers for Southgate project

CHAMBERSBURG–The Chambersburg Area Municipal Authority, in collaboration with the Borough of Chambersburg, is seeking a development partner(s) to restore an urban infill site, known as the Southgate Redevelopment Initiative, to productive economic use while maintaining the integrity and rich culture of the surrounding community.

Developers may desire to purchase and redevelop a portion of the approximately 11.7-acre Southgate Shopping Center or purchase the entire property. If a developer desires to only purchase and redevelop a portion of the property, said portion may not be less than 2-acres.

Sealed bids for the redevelopment of the property shall meet all the minimum requirements set forth in the Request for Development Proposal dated April 1, 2023. The Request for Development Proposal can be found on the Borough website at https://www.chambersburgpa.gov//pdf/Southgate_Redevelopment_Initiative_Prospectus_RFP040123.pdf

All proposals shall be submitted to Chambersburg Area Municipal Authority, 100 South Second Street, Chambersburg, PA 17201 on or before Friday, July 14, 2023, at 5 p.m. in a sealed envelope and clearly labeled “Southgate Redevelopment Initiative”. The Chambersburg Area Municipal Authority and Town Council must approve any and all developers who purchase the subject property. Evaluation of the developer’s qualifications, experience and capacity will be based upon information in the proposal submitted by the developer, interviews, investigation of projects completed by the developer, assessment of performance in previous undertakings, and other pertinent factors.

The Chambersburg Area Municipal Authority reserves the right to reject any and all submissions. Further, The Chambersburg Area Municipal Authority and Borough shall have the right to verify the accuracy of all information submitted and to make such investigations as it deems necessary to determine the ability of a prospective developer to perform the obligations in their proposal.
